Why this investment?
1. It's a "Hell yes" deal 🙌🏼
The purchase price is 20 - 30% discounted compared to other similar properties in the area because we are buying from a distressed seller - the previous owner just passed away and their children needed to sell. 😢
Rise Skyline is a B+ class asset located in Mesquite, a premium B+ submarket of Dallas, Texas. It is nestled in between major freeway systems like the I-635, US-80, and I-30, which allows tenants to reach major employment hubs within minutes.
Rent growth in Dallas-Fort Worth ranks among the top markets in the western US with 2.3% organic rent growth from Q2 2022 to Q2 2023 (RealPage Analytics).
Population growth in Dallas-Fort Worth was ranked the #1 metro in the US from 2020 - 2021 (US Census Bureau).
Job growth in Dallas-Fort Worth was ranked #2 in the US in 2022 (US Bureau of Labor Statistics).
2. Excellent operator ✌🏼
Rise 48 bought 46 deals and had sold 11 deals so far. All made really good returns to investors. The founders personally invest significant capital into each property alongside their investors.
That's some important alignment that I am looking for in an operator team. 😎
With strong fundamentals, vertically integrated management, and their experienced, local teams, they are well positioned to execute their business plans.
3. Value-add chance + fast execution 🚀
The property was built in 1997 with 100% of the units having classic interiors and has not been managed well since 2008. This means that Rise 48 will be able to renovate all of the units and increase rents over the next 24 months.
Rise 48 has been renovating a lot of units at a great speed and they were able to increase rents at similar properties in the same Dallas-Fort Worth market.
I was at their properties and saw the renovations were being done just 1 month in after closing. 👀
