Why this investment?

1. It's a great deal 🙌🏼

The purchase price is 25% discounted compared to other similar properties in the area because we are buying from a distressed seller - completely off-market.

This deal is sourced completely off-market with no competition from anyone else. We're buying the property at $108,000/unit, the lowest price per unit of any Rise48 deal purchased in Dallas-Fort Worth.   

Rent growth in Dallas-Fort Worth ranks among the top markets in the western US with 2.3% organic rent growth from Q2 2022 to Q2 2023 (RealPage Analytics).

Population growth in Dallas-Fort Worth was ranked the #1 metro in the US from 2020 - 2021 (US Census Bureau).

Job growth in Dallas-Fort Worth was ranked #2 in the US in 2022 (US Bureau of Labor Statistics).

2. Excellent operator ✌🏼

Rise 48 bought 48 deals and had sold 11 deals so far. All made really good returns to investors. The founders personally invest significant capital into each property alongside their investors.

That's some important alignment that I am looking for in an operator team. 😎

3. Value-add chance + fast execution 🚀

Rise Spring Pointe is a B+ class asset located in a B+ submarket of Dallas-Fort Worth, Texas. The property is located in the premium South Fort Worth submarket. It is nestled in between major freeway systems like the I-20 and I-35, which allows tenants to reach major employment hubs within minutes.

• 1 mile from Texas Health Harris Methodist Hospital (1,900+ employees)

• 4 miles away from Texas Christian University (2,200+ employees)

• 7 miles away from Alcon’s US headquarters (4,500+ employees)

The property was built in 1984 with 100% of the units having classic interiors. This means that Rise 48 will be able to renovate all of the units and increase rents over the next 24 months with their platinum interior program with new vinyl plank flooring, quartz countertops, stainless steel appliances, brand new cabinets, and other interior features. In addition, Rise48 will add washers and dryers to 100% of the interiors to achieve an additional $50+ rent increase per unit.

The asset will be rebranded to “Rise Spring Pointe” with new exterior paint, a new monument sign, and improved marketing banners.  

Rise 48 has been renovating a lot of units at a great speed and they were able to increase rents at similar properties in the same Dallas-Fort Worth market.

I was at their properties and saw the exterior renovation were being done just 1 month in after closing. 👀
